The one-page read, if you read nothing else
Harbor & Pine is not losing work to better competitors. It is never being asked to quote in the first place. Three of the four firms serving the same postcodes carry between 96 and 412 Google reviews; Harbor & Pine has 4, and its Google Business Profile is unclaimed. Meanwhile the website is instructing search engines not to list it at all.
Operationally the business is in good shape — crews are scheduled tightly, supplier terms are sound, and the licensing position is clean for Virginia. The financial picture is healthy on a per-job basis. The gap is entirely in demand capture, and it is unusually fixable: three of the top five actions cost nothing but time.

Six independent research passes — every business gets all six. The 71 on the cover is the average of these six scores, not a separate judgement.
Registered as an LLC and shown as active on the State Corporation Commission's public record. Public-source research did not identify a Virginia contractor-licensing requirement for landscaping at the scale described — that is a research result, not a compliance determination, and it should be confirmed with DPOR or a licensed attorney. Pesticide application appears to be separately regulated, and the intake mentions treating turf.
Registration with the State Corporation Commission is current and the annual report is filed. Sales tax is the open question: Virginia treats some landscaping services as taxable and others as exempt, and the split depends on whether materials are itemised separately on the invoice.
Directional, not a formal projection. At the stated average job value and current crew cost, gross margin lands in a healthy band, but the business is carrying two crews against a lead volume that supports roughly one and a half. Break-even is sensitive almost entirely to job volume, not to pricing — a 15% lift in booked jobs moves the picture more than any price increase would.
The strongest lens. Scheduling is tight, supplier relationships are established with terms, and equipment maintenance is on a real cadence rather than run-to-failure. The one structural weakness is single-point dependency: one person holds every supplier relationship and quotes every job.
The market itself is healthy. Household formation in the service area is up, competitors are growing rather than consolidating, and the work described is not discretionary spending that disappears in a downturn. This is not a demand problem — which is precisely why the next lens scores the way it does.
The lowest score in the report, and the reason the headline number is 71 rather than 85. Measured, not inferred: the site is instructing search engines not to list it, the Google Business Profile is unclaimed, and the review count sits at 4 against competitors carrying 96 to 412 (Document 04). Buyers are not choosing a competitor over Harbor & Pine — they are never seeing Harbor & Pine in the comparison.
Highest-leverage change: claim the profile and ask the last 20 completed jobs for a review. Both are free, and together they move the one number every other finding here depends on.

Read this way: a homeowner comparing three quotes sees 412 vouches, 218 vouches, and 4. You are not losing on price. You are losing before the conversation starts — and in roughly a third of cases you are never in the comparison at all, because the profile that would put you there is unclaimed.
